Tips on Properly Maintaining Your Water Heater

Are you keeping up with your water heater?

Montgomery Water HeaterA water heater is a hefty investment. It’s subject to wear and tear just like any other component of the home plumbing system. The good news is there are ways to stretch the lifespan of the unit, to care for it in such a way that it efficiently and consistently continues to heat the water. Follow these tips and enjoy reliable use of the water heater, both gas and electric models, for a decade and longer.

Check the temperature setting on the control dial. It’s usually mounted on the unit as a dial on the gas valve or some form of digital electrical thermostat. Play it safe and ensure the temperature is set somewhere between 115°F and 120°F to avoid scalding. Less energy is now required to heat the tank and the tank won’t suffer from any life-shortening and damaging overheating.

The next tip is meant as a safety test and is critical in making sure the tank can safely relieve a dangerous buildup of pressure. Water tanks are reliable and can last for many years without incident, but every eventuality has to be covered in protecting the home. In this case, this means testing the relief valve, a valve that’s designed to automatically release extreme pressure within the tank. Lift up the lever and release it. There should be a slight discharge from the unit, heard as a gurgling sound. This might also be a good time to inspect the lever for any leaks or damage. If the valve did nothing, it’s time to call in a plumber and have it checked professionally.

Depending on the condition of the water in the area, sediment and minerals may be present. Drain off a quarter of the tank every few months to get rid of impurities. The heater should even run quieter after clearing the sediment.

Gas and electric heaters may vary in their source of energy, but water heaters mostly run on the same principles. Call us if your maintenance checks turn up any issues requiring the aid of an expert plumbing service.
